How easy are they to use as a utility trailer? (I.E. removing the tent)

Ok/Easy to store out-of-doors?

I can't seem to find anything about how vulnerable to mildew or rodents when stored outside in the weather. Also, trying to kill 2 birds with 1 stone and have a trailer that I can use to haul brush, etc. Want to know how heavy and cumbersome the tent is and how much of a PITA it is to remove
